Any area of the stucco left unsealed will allow in moisture. As a result, every surface area with an interruption in the stucco must have caulk. The caulk seals out moisture by filling in gaps. Even the smallest gap can create a path for moisture to seep under the stucco. Common areas of penetration include:

Windows, doors, and penetrations are the most common sources of water intrusion in stucco buildings. A failure to caulk or maintain caulk around the perimeter of windows, doorframes, and penetrations most frequently allows for stucco moisture damage.

Caulk not applied thick enough or on a home with shifting, settling, and movement can result in caulking failure which also leads to moisture damage. The right products and materials matter for stucco installations and repairs. Otherwise, you risk moisture damage. V.A.M.P. uses sealants and caulks specially designed for stucco application. We typically use BASF MasterSeal NP 100 and NP 150.

  • MasterSeal NP 100 is a one-component, high performance, non-priming, gun-grade, elastomeric polyurethane sealant. It requires no mixing and typically requires no priming to bond to many materials, including concrete and masonry. NP 100 comes in 13 colors.

  • MasterSeal NP 150 is a high performance, very low-modulus, high-movement, non-sag, fast-curing, hybrid sealant. NP 150 comes in 10 colors.

When comparing estimates please note the specific materials listed in the estimate. If the quote includes sub-standard sealants or products not designed specifically for stucco, the quote may be lower. However, the quality of the job will suffer. Quality sealants come with legitimate costs.

The Best Process for Stucco Caulk Application

We use the best practices for stucco caulk application to ensure protection against water intrusion. We apply the caulk using tape on both sides for neat lines. The only exception is when the surface texture doesn’t allow the tape to adhere.

We also use two lines of caulk to fill voids. With the first line application, we do the work by hand to insure the caulk goes in accurately to fill the gap. We then apply a second line to insure it’s filled with a clean and finished appearance.

Many stucco installers do not use tape which results in a messy final look. Also, most companies skimp on caulk and only use one line to save on costs. Unfortunately, this causes the caulk to wear away faster. Additionally, stucco may have compromised areas where water can get through because the stucco seal isn’t adequate. We not only want your stucco to work well, we want it to look great.
